What to Prepare Before You Start Listing

To make listing smooth and quick, it helps to have the following ready. You can still save and return later — but having these prepared will save time and avoid delays:

1. Property Photos

  • Minimum 2 clear photos required (we recommend 6–12 for best results).

  • Use natural daylight if possible.

Include:

  • Front exterior

  • Living room / kitchen

  • Each bedroom offered

  • Bathroom(s)

  • Any outdoor/communal spaces

Tip: Tidy rooms + open curtains = more enquiries.

2. Energy Performance Certificate (EPC)

You’ll need:

  • EPC Rating (A–E)

  • And a PDF or image of the certificate (max 1 MB)

If you don’t have one, you can search or order from a local accredited assessor (linked within the app if needed).

3. Council Tax Band

Typically found on:

  • Your council tax bill

  • Gov.uk “Check Council Tax Band” lookup

  • Select from: A, B, C, D, or E

4. Proof of Ownership (One of the Following)

Choose one document to upload:

  • Land Registry Document

  • Insurance Certificate

  • Solicitor Letter

  • Mortgage Letter
(Upload as PDF or image, max 1 MB)

This is used privately for verification only — never shown to tenants.

5. Floor Plan (Optional but Strongly Recommended)

  • Accepts PDF or image

  • Helps tenants understand layout and reduces unnecessary viewings

6. Key Property Features / Selling Points

Make a short list ahead of writing your description — things like:

  • Recently renovated

  • South-facing garden

  • Quiet street

  • Close to transport

  • Pet-friendly

  • Fast WiFi included

These talking points will make the description faster to write and more appealing.

How to List Your Property on Homesty (Step-by-Step Guide)

Listing your property on Homesty takes just a few minutes — and you only pay £39 if the tenant moves in. No upfront fees, no card required to start.

This guide walks you through all 3 steps of setting up your listing:

  1. Address & Layout

  2. Rent & Amenities

  3. Description & Photos

Step 1 of 3 — Address & Property Layout

This step makes sure your property appears in the right location and includes the correct basic details.

Enter the Address

You’ll be prompted to enter your full property address.

  • Start typing to search for your street address (England only).

  • City and Postcode will auto-complete automatically.

  • Note: If the address doesn’t contain a street number, the postcode may not auto-fill — and you’ll need to select a full address before continuing.

Choose How Your Address is Displayed

You can decide whether the exact address is shown on your listing:

  • Toggle OFF (default): Only the street name is shown. The map will display a general area circle.

  • Toggle ON: The full address is shown publicly and the map displays a precise pin.

Choose whichever feels right — you can always change it before a tenant match.

Select the Property Type

Choose between:

  • House

  • Flat

  • Room

If listing a room:

  • You can add the bedroom size and choose the measurement unit (sq. m or sq. ft).

  • Bedroom size is optional for room listings.

Add the Property Size & Layout

  • Property Area → Enter the size + choose sq. m or sq. ft.

  • Total Bedrooms → Select number.

  • Bathrooms → Select number.

Select Any Amenities

Choose from features such as:
Balcony, Terrace, Garden, Storage, Parking, Garage, Concierge, Lift, En-suite, Central Heating, Fireplace, etc.

Tip:
Double-check this section before continuing — once the listing is activated, layout details can’t be changed.

Click Continue to Step 2.

Step 2 of 3 — Rent & Other Details

This step sets expectations for tenants and ensures legal compliance.

Set the Rent

Enter the rental price in £ and choose:

  • Per Month (PM)

  • Per Week (PW)

(For full properties, rent is set per unit — not per room.)

Furnishing

Choose:

  • Yes

  • No

  • Semi-furnished

If you are listing a room:

  • Select bed type: Single / Double / No bed.

  • Optionally add included items (e.g., wardrobe, desk, Wi-Fi).

Availability & Deposit

  • Available From: Select any future or current date.

  • Bills Included: Yes / No

  • Deposit Amount: Select 0 to 5 weeks.
If more than 5 weeks is entered, a reminder will pop up (UK legal limit).

House Rules

Toggle to allow or disallow:

  • Pets

  • Smoking

If listing a room, you’ll also see:

  • Couples Allowed? (Toggle on/off)

Click Continue to Step 3.

Step 3 of 3 — Description & Photos

This is where your listing comes to life.

Property Name (internal only)

This is for your eyes only — tenants will not see it.

Listing Description

Write a clear description (up to 900 characters) summarising:

  • Key selling points

  • Style/feel of the property

  • Surrounding neighbourhood / transport notes (optional)

Friendly, honest, and human works best.

Upload Property Photos

Get your images ready

  • Upload minimum of 2 photos

  • You can rename or delete images

  • Double-tap any photo to set it as the cover image

Well-lit, tidy rooms get more enquiries.

  • Energy Performance Certificate (EPC) Rating: A–E

  • Upload EPC file (PDF or image) (max 1 MB)
