What to Prepare Before You Start Listing
To make listing smooth and quick, it helps to have the following ready. You can still save and return later — but having these prepared will save time and avoid delays:
1. Property Photos
Minimum 2 clear photos required (we recommend 6–12 for best results).
Use natural daylight if possible.
Include:
Front exterior
Living room / kitchen
Each bedroom offered
Bathroom(s)
Any outdoor/communal spaces
Tip: Tidy rooms + open curtains = more enquiries.
2. Energy Performance Certificate (EPC)
You’ll need:
EPC Rating (A–E)
And a PDF or image of the certificate (max 1 MB)
If you don’t have one, you can search or order from a local accredited assessor (linked within the app if needed).
3. Council Tax Band
Typically found on:
Your council tax bill
Gov.uk “Check Council Tax Band” lookup
Select from: A, B, C, D, or E
4. Proof of Ownership (One of the Following)
Choose one document to upload:
Land Registry Document
Insurance Certificate
Solicitor Letter
Mortgage Letter
(Upload as PDF or image, max 1 MB)
This is used privately for verification only — never shown to tenants.
5. Floor Plan (Optional but Strongly Recommended)
Accepts PDF or image
Helps tenants understand layout and reduces unnecessary viewings
6. Key Property Features / Selling Points
Make a short list ahead of writing your description — things like:
Recently renovated
South-facing garden
Quiet street
Close to transport
Pet-friendly
Fast WiFi included
These talking points will make the description faster to write and more appealing.

How to List Your Property on Homesty (Step-by-Step Guide)

Step 1 of 3 — Address & Property Layout

Enter the Address
You’ll be prompted to enter your full property address.
Start typing to search for your street address (England only).
City and Postcode will auto-complete automatically.
Note: If the address doesn’t contain a street number, the postcode may not auto-fill — and you’ll need to select a full address before continuing.
Choose How Your Address is Displayed
You can decide whether the exact address is shown on your listing:
Toggle OFF (default): Only the street name is shown. The map will display a general area circle.
Toggle ON: The full address is shown publicly and the map displays a precise pin.
Choose whichever feels right — you can always change it before a tenant match.
Select the Property Type
Choose between:
